A loan signing agent (LSA) is a notary public who helps borrowers with the loan process, especially when it comes to real estate loans.

They are vital to the loan closing process because they:

  • Ensure documents are correct: LSAs make sure that all documents are signed and dated properly.
  • Protect sensitive information: LSAs are responsible for protecting sensitive information.
  • Authenticate documents: LSAs verify the authenticity of documents and the people who endorse them.
  • Return documents: LSAs return the completed documents to the lending institution.

LSAs are typically hired by lenders and title companies as independent  contractors. They undergo additional training and certification to become LSAs, which includes: Becoming a notary public, Passing an exam, and Passing a background check.


LSAs often need to complete yearly background checks to comply with state and federal mortgage laws.
